1.Where is Woodland Echoes located?
Woodland Echoes is located just outside the Village of Magnetawan on the east side of the Magnetawan River at Ahmic Lake. The property is located on one of the most prestigious of the Parry Sound District lakes known for its fine water quality, picturesque setting and excellent fishing. It is also only a short drive from Toronto, approximately two and one half-hours north along excellent 4-lane highways.

2.What is fractional ownership or shared cottage ownership?
It is a form of carefree-shared ownership of a vacation residence in a prime location. At Woodland Echoes you will own a share (Interval) of your beautifully furnished cottage as well as an undivided share of the entire property and facilities including the games room, docks, beach areas, water craft, Sauna, Hot Tub, trails, forest lands, etc. It is a cost-effective way of owning real estate in "cottage country".
3.Who owns the property?
You will be a part owner of a debt free, not for profit corporation that will own the land and all the units, furniture, fixtures, equipment, water craft, docks, maintenance facilities and all the other amenities exclusive to this property. The not for profit corporation is also responsible for on going maintenance this will ensure that your investment will not deteriorate over time. Intervals can be kept forever, sold or willed to someone else. The fractional ownership rights and membership in the property can be transferred or sold. This innovative approach makes vacations more enjoyable and affordable. In addition it allows you to participate in any possible future capital growth. There will be 9 or 10 interval owners for each cottage, depending upon the unit chosen.
4.How far are the cottages from the lake?
Each cottage is on the water. Some cottages have docks. This is the reason we have chosen to totally renovate and upgrade the cottages. With current regulations, it would be very difficult to build a new building and docks as close to the water.
5.How many owners will there be at Woodland Echoes?
Woodland Echoes is offering 1/9th or 1/10th fractional interval ownership in each cottage, which equates to a maximum of 9 or 10 intervals for each cottage. Each interval owner also owns a fraction of the corporation that owns the land and amenities. This does not include the present owner's residence or garage that will be maintained as an office for the Management Company and residence for the manager.
6.Can I sell my share of my cottage residence?
Yes, you can sell or transfer one or more of the Intervals that you own subject to the procedures set out in your ownership documents.
7.How long will we own our cottage residence?
Forever, it can be sold or left to your family or friends - whatever you choose.
8. How do I select my weeks?
Each Interval purchased allows each owner three (3) or five (5) weeks of exclusive use of the cottage every year. Initially you pick your specific prime summer week that you want to spend at Woodland Echoes and that remains yours each and every year in perpetuity. Click here to see an example
9.How are our remaining weeks of use chosen each year?
Your order of choice is determined at the time you purchase your Interval(s) in the summer months. The other weeks rotate one place each year to provide each owner with the greatest flexibility.
10. Can I purchase additional intervals?
Yes! You can buy as many intervals as you wish. You can share them with your friends, family or business associates
11.Can we loan our cottage to friends or family or rent our cottage?
Absolutely, If you are unable to use your cottage, you can let your family or friends enjoy it or rent it on your own. You must, however, notify management in advance of the individuals who will be occupying your unit and, of course, your guests or tenants would have to be good neighbors and abide by all the rules. If you do not choose to rent the unit, the Management Company may be able to do it for you and you will share the rental revenue.
12. Can I exchange my weeks with other owners at Woodland Echoes?
The management will offer an internal exchange program for unit purchasers who wish to switch their set week(s) with other unit owners.
13. Are pets allowed?
Yes - One unit will be designated as "Pet Friendly". You as an owner will be fully responsible for your pet including clean up and any damages. There may be an additional maintenance charge set by the board of directors or management company. In addition they may designate areas on the property and in the area for "pet walking/running".

At Woodland Echoes all cottage residences are Non-Smoking Smoking is not permitted inside at any time. Smoking is permitted on the deck and screened area of each respective unit only.
14. Can I have guests?
The cottage is yours to enjoy and to share with your friends and family whenever you like. There is a maximum of number of people allowed to stay overnight. Day guests are limited to the maximum capacity of your cottage. Two bed sitting guest suites (cottages/bunkies) will be available for rental purposes for extra guests
15.Are there regulations concerning the number of people sleeping in your residence?
Yes. Each residence is limited to occupancy by no more than the following, including children or infants:
1 bedroom 4 persons
2 bedroom 6 persons
3 bedroom 8 persons
16. How and when is housekeeping and maintenance done?
There is a six (6) hour period each week between check-in time and check-out time during which each cottage is completely cleaned, linens changed, inventory checked, etc. so that your cottage will be spotless and ready when you arrive. Additional maid services can be arranged at an additional charge. Soap, paper towels, Kleenex and toilet paper are provided. Grounds maintenance is continuous and there is always some one on site if you need assistance. Major repairs and maintenance are accomplished in April and November.
17.What do I need to bring?
You need to bring only personal belongings, food & beverages. Staples such as salt & pepper, dishwasher liquid and sugar are provided.
18.How many place settings are included with the kitchen package?
When you purchase at Woodland Echoes your kitchen comes complete with china, cutlery and glassware for the maximum number of people your cottage is designed for and your guests.
17.Who pays for damage to the cottages?
Each owner is responsible for damages including breakage within their unit while they or their family or tenants occupy the cottage. The annual maintenance fees cover normal wear and tear. Major repairs to the cottages or facilities are paid for from a reserve fund.
18. How are the maintenance fees established?
Each year an elected board of directors, chosen from the owners, will review the costs of operation, taxes, etc. The board will be responsible for appointing a management company to look after day to day maintenance, housekeeping, etc. A "fee" based upon the square footage of the unit, and the number of intervals owned by an individual will be established. Included in the fee are your utilities, property taxes, grounds maintenance, garbage removal, housekeeping service, recreational amenities, management fees, all building maintenance, TV service, high speed wireless Internet service as well as an allocation to a reserve fund to pay for future capital expenditures on the buildings. The refurbishing of the cottages every ten years will be taken from the reserve funds.
19.How is the swimming?
The 1500 feet of shoreline at Woodland Echoes is divided between natural shore and a sandy beach area. The sand for the " dry" beach is brought in every 2 or 3 years. The water bottom is sand as far as an adult can walk. The shallow area is marked for young children, and a swim raft, ladder and a dock are provided.
20.What facilities are there?
Cottage residence owners will also have use and enjoyment of approximately 20 acres of pristine and private wooded acres directly adjacent to the waterfront property. Fire pits will be available along with a picnic shelter. In addition there is a children's play area, trails, gardens, beach dock and docks in front of some cottages. Amenities include an outdoor hot tub, swimming raft, canoes, kayaks, paddle boats, a gazebo, boat launch, meeting/games room, and enjoyment of 1500 feet of prime waterfront.
21.Can I keep a boat?
When you purchase a cottage interval, with it comes the use of a boat launch and a dock space for the time you are here. If you wish to "store" a boat on the property for a longer term, arrangements can be made with the Management Company for a fee.
21.Who is the builder/Developer?
The cottages, grounds and infrastructure at Woodland Echoes have been part of the Hurford and Turner families for over 50 years. The property will be renovated and upgraded to bring a new country feel. The present owners of Woodland Echoes will continue to live on the property and will own intervals just as the cottage owners do.
